FAQs

No, your settlement agent will attend settlement for you as part of the fees you pay for their services.

Your real estate agent should contact you at least one week prior to settlement to arrange for a final inspection.

If the property you are purchasing is vacant a buyer may be able to take possession on the day of Settlement. If the Seller is occupying the property then they are entitled to remain in occupation of the property until noon the day after Settlement.

You should notify your bank as soon as you receive an Offer and Acceptance Contract to advise them that the property has been sold and the approximate settlement date.
Once the Offer and Acceptance Contract becomes unconditional you will be required, in most cases, to complete the Discharge of Mortgage Authority Form. Each bank has their own specific forms and different costs in relation to discharging the mortgage.
In most instances, we can provide these forms to you, they can be downloaded from your bank’s website or you can obtain one from a local branch.

If you are selling a home built before 1997 you must arrange for a licensed electrical contractor to install mains powered smoke alarms, unless the buyer intends to demolish the property within six months from settlement or the construction of the building prohibits installation mains powered smoke alarms (in such cases smoke alarms with a ten year battery life are permitted).

Failure to install a Hard Wired Smoke Alarm may attract a fine of up to $5000.00.

If you are selling a property that was constructed before 2000 then you will likely need to arrange for a licensed electrical contractor to install at least two Residual Current Devices, unless the buyer intends to demolish the property within six months of settlement.

I started in the settlement industry way back in 1981 when I was employed as an outside clerk for one of the largest settlement agents at the time Abacus Settlements. 9 months after commencing employment I was offered a position of settlement clerk where I learned the ropes of basic settlement processes. At this time the industry was going through change and licencing was being developed.

I took the plunge to study at TAFE the necessary units to be licenced as a settlement agent. I was first granted a licence in 1984.

Over the coming years I have worked for many agency’s both big and small handling vacant land settlements, Rural properties, commercial properties, large and small land subdivisions and strata subdivisions as well as separation matters of property and inter family transfers.

In 2011 I opened Federation Settlements with a view of delivering old fashioned service to my clients. I enjoy meeting my clients and try to personally meet with them to obtain signatures and identify sellers as required.
